I am an experienced and independent surveyor specialising in diagnosing damp and timber defects. I provide detailed and easy to understand survey reports which include the evidence from the inspection and remedial recommendations.

I am not a contractor, I do not have any links to contractors. I do not undertake any remedial works. All my investigations/surveys and reports are completely impartial and independent.

Many damp contractors offer free or reduced surveys; but it must be remembered that they are also trying to sell you work so are not necessarily offering impartial and independent advice. CCTV Drain survey:
The report will show the following;

  • Start and end point of survey.
  • Pipe size, material and length
  • Pipe depth
  • Direction of survey, upstream or 
    downstream
  • System type, foul, storm or combined
  • Ownership of system, shared or private
  • All connections and changes of 
    direction on system
  • List of defects found including distance from start point of survey

We can also carry out gravimetric testing to comply with BRE Digest 245. “Rising dampness in walls diagnosis and treatment “
Gravimetric testing can differentiate between rising damp, penetrating damp and condensation. 
It can determine the distribution of moisture and salts in a structure and whether remedial action is required or not. 
It is used as a quantitative analysis in a  dispute.

Pre Purchase Damp Surveys:
When buying a property the general building surveyor will often advise the buyer that a damp and timber specialist investigates the property to ascertain its condition after he has picked up high readings of moisture, or areas of concern within the property. When this happens, a specialist damp and timber surveyor will then come and inspect the property and conduct a more thorough detailed inspection. Often, during these inspections we have found that many of the buildings we inspect do not require any remedial work. The general building surveyor has simply recorded high readings of moisture on his moisture metre, but that does not mean to say that there requires to be any remedial works carried out. The moisture metre is a very good tool used by many surveyors, including ourselves. However, the surveyor's knowledge and experience in the damp and timber preservation industry is also paramount.

This is what I specialise in and my reports are often used by mortgage lenders to get an overall picture of what work is required, how extensive and what the likely cost is going to incur.

    "Peter Mullan PM Independent Surveyors Bedford I asked Peter to carry out a damp assessment and inspection on my behalf. Peter produced a 30 page report providing me with a detailed assessment of the issues appertaining to this property. I chose Peter because he is independent and extremely well qualified and knowledgeable. He did not try to sell me products relating to the outcome of his assessment. He clearly identified the problems which needed to be addressed and suggested solutions to these problems. I would have no hesitation in using his services again should the need arise"

    "I hired PM Independent Surveyors for a £450 Damp & Timber Survey. The report was prompt and detailed, diagnosing rising damp at a front bay window due to a bridged DPC and nitrate salts. The surveyor is a nice and personable man. Based on his survey, I paid for builders to carry out repairs and a chemical DPC injection. However, my builders later found a leaking stopcock in a shallow drain covered by loose gravel, 20cm from the bay window. While PM Independent Surveyors argues this diagnosis remains scientifically defensible due to the nitrates, I believe this localised leak was the primary cause of the damp. Had it been identified, the expensive chemical treatment might have been avoided in favour of plumbing repairs and removing the bridging render. Communication regarding this oversight has been difficult, as PM Independent Surveyors maintains that external plumbing is outside his scope. I found the investigation incomplete given the leak's proximity and accessibility. Ultimately, I am left out of pocket."

    Trader reply: "We value your comments as customer service is our priority. For context, the property is a circa 1890 mid-terraced converted house with solid brick walls. My inspection identified evidence of rising dampness in certain brick walls characterised by a classic rising moisture profile and the presence of hygroscopic salts, including nitrates. Nitrates are a hallmark indicator of moisture originating from groundwater, as they are typically leached from the soil via capillary action. This was compounded by clear external bridging of the presumed original slate damp-proof course (DPC) due to a rendered plinth and high external ground levels relative to internal floors. While additional moisture from a leak could exacerbate visible dampness, it does not account for the diagnostic presence of nitrate salts. Mains water is essentially clean and low in ground-derived nitrates (typically <50 ppm, per UK water quality standards). For nitrates to be introduced solely via a leak, the water would need to percolate through nitrate-rich soil in sufficient volume and time to dissolve and transport significant quantities upward. Furthermore, there was a significant gap of over two months (approximately 10 weeks) between my inspection on 13 October 2025 and the client's complaint dated 23 December 2025 (with the leak discovered at some point within this period). My report was based on objective evidence at the time of inspection: a rising moisture profile, nitrate salts, and visible/external DPC bridging/high ground levels. These findings justified the recommendations independently of the subsequently discovered leak. The extended timeline further supports that the leak may not have been present or contributory during my visit. I maintain that the diagnosis and advice were correct, proportionate, and in full accordance with professional standards."
